Landfall sits behind its own walls, but the daily rhythm of living here has always been shaped by a narrow strip of Eastwood Road and Military Cutoff. Between May and August of 2026, that strip quietly picked up a new dining anchor, three fresh Mayfaire tenants, and a fall programming calendar at Airlie Gardens that reads differently than it did last September.
The thesis of this post is simple. If you have lived in Landfall for a few years, your default evenings almost certainly still route through the same four or five places. The last ninety days have given you a reason to redraw the map.
The Arboretum Drive Corner That Just Changed
The most consequential opening for anyone who exits at Eastwood is at 414 Arboretum Drive, Suite 130, in the space that used to be Blue Surf Arboretum West. Fortuna Cucina Italiana opened there on May 13, 2026 under Giorgios Hospitality Group, the North Carolina restaurant company founded by James Beard-nominated restaurateur Giorgios Bakatsias. Executive Chef and Partner Chris Lewnes, formerly of Sartiano's at The Mercer Hotel, is running the kitchen.
Two details are worth holding onto if you have not been yet. First, the room. A weathered cedar shake exterior fronts a dining space wrapped in a hand-painted lemon-branch mural by local artist Arianne Hemlein, with woven rattan pendants and an outdoor firepit on the patio. It is closer in feeling to an Amalfi trattoria than to the space's previous life. Second, the schedule. Hours run Monday and Tuesday 4 to 9, Wednesday and Thursday 4 to 10, and Friday and Saturday 4 to 11, with average checks reported in the $20 to $50 range. The menu leans on housemade pasta and local seafood, with the corn ravioli, Branzino, and flounder Francese showing up in most early reviews.
For a Landfall resident, this is the first walkable-adjacent Italian option at this price ceiling since the space turned over. It also reshapes the local dining triangle. Fortuna sits between Lumina Station and The Forum, which means a Tuesday night now has three genuine choices inside a two-mile radius instead of two.
What Mayfaire Added Between Spring and Summer
Mayfaire Town Center added three tenants this year that are worth noting because they change the reason for the errand run, not just the storefronts.
- Ben & Jerry's opened a scoop shop with a grand-opening celebration on April 22, 2026, giving the center its first dedicated ice cream counter.
- KidStrong, the children's development and fitness program, opened March 21, 2026 in Mayfaire Community Center next to Harris Teeter. Grandparents in Landfall with visiting grandchildren now have a rainy-Saturday option that did not exist last year.
- Lovesac opened May 27, 2026 at 6858 Main Street, alongside Flip Flop Shops. Lovesac's arrival matters mostly because it fills a modular-furniture gap that used to require a Raleigh trip.
The center itself still runs on the same bones: 610,000 square feet anchored by Belk and a 16-screen Regal Cinema with IMAX, with the familiar restaurant roster of CAVA, First Watch, Brixx, The Melting Pot, and Roko Italian Cuisine. What has changed is the density of reasons to make the drive.
Airlie's Fall Calendar, in the Order It Arrives
Two miles from Landfall's Eastwood gate, Airlie Gardens at 300 Airlie Road runs on a public calendar that most residents underuse. The next four months are more interesting than usual. Here is the sequence, in the order it lands.
| Date | Event | Notes |
|---|---|---|
| Through September | Summer Concert Series at the Airlie Oak | 2026 lineup includes The Cruise Brothers, reSOUL, Jack Jack 180, Jim Quick and the Coastline, and TripleWide. Chairs and picnics welcome; tickets sell out. |
| Tuesdays, through Sept. 1 | Butterfly House talks | 10 a.m. Pre-registration required. |
| Aug. 13, 2026 | Members-Only Evening | 5:30 to 7:30 p.m., last entry 7 p.m. Reservations required. |
| Aug. 7 & 21, Sept. 4 | Early 4 p.m. closures | Last entry 3:30 p.m. Plan a morning visit. |
| First Sunday of each month | Free NHC resident admission | One county ID admits 2 adults and accompanying children under 18. Reserve in advance. |
| First and third Saturdays | Guided History Walks | Included with admission. |
| September onward | Fall Yoga in the Gardens | 5:30 to 6:30 p.m., presented with Longwave Yoga. |
| Rolling | Hops & Talks | Adult series pairing a local brewery with a guided garden tour. |
| Tickets on sale Oct. 22 | Enchanted Airlie | Half-mile holiday light walk returns late November through December. Historically sells out early. |
General admission is $10, with New Hanover County residents at $5 with ID. If you have not used the first-Sunday resident admission this year, the September and October dates are the ones to circle, because the light is better and the crowds thin.
Lumina Station as the Constant
While Fortuna is the new arrival and Mayfaire is the churning retail base, Lumina Station at 1900 Eastwood Road is the constant that most Landfall residents already know but tend to under-shop. The 50,000-square-foot center opened in 1996 and was designed as an architectural nod to the original Lumina Pavilion, the three-story dance hall that anchored the Wrightsville social scene from 1905 to 1973. It won Coastal Living magazine's first award for contextual design, and it still holds up.
The tenant roster is worth restating because the mix explains why Lumina absorbs a weekday afternoon better than it should. Boutiques include Beanie + Cecil, where owner Kellie Woodbury curates designers like Ulla Johnson and Sea; Island Passage, which carries Free People and Z Supply; Monkee's of Wilmington, with Tory Burch and Maven West; plus Airlie Moon, J. McLaughlin, and Lillies & Lace. On the dining side, Brasserie du Soleil handles French, Port Land Grille has been running progressive American in a coastal room since November 2000, and 19 Hundred Restaurant and Lounge has held onto its OpenTable Diners' Choice recognition for the small-plate Americana menu. If Fortuna is your Friday, Port Land Grille is still your Sunday.
A Weekday Evening, Remapped
To make the thesis concrete, here is what a Landfall Tuesday looks like once you fold the last ninety days back into the calendar.
- Leave the Eastwood gate at 4:15 p.m. and be at Airlie for a Butterfly House talk or a September Fall Yoga session by 5:30.
- Walk to the car at 6:35, drive four minutes to 414 Arboretum Drive, and eat at Fortuna's bar without a reservation before the 7:30 rush.
- If the night has one more turn in it, cross Military Cutoff to Lumina Station for a nightcap at 19 Hundred, or route through Mayfaire for a Regal showing.
None of that itinerary was fully available in April. The Airlie fall programming did not exist yet, Fortuna had not opened, and Ben & Jerry's had only just finished its grand-opening weekend at Mayfaire.
The Thread
The point is not that any single opening is transformative on its own. It is that the corridor between the Eastwood gate and Wrightsville Beach picked up a new anchor restaurant, three fresh Mayfaire tenants, and a full fall Airlie calendar inside a single ninety-day window. If your evenings still route through the same rotation they did last September, you are working from an outdated map. The map is worth redrawing before Enchanted Airlie tickets go on sale October 22 and the corridor gets loud again.
If you would like to talk about what these shifts, and other quieter ones inside the gate, mean for the way Landfall is being valued and lived in this cycle, the team at Nick Phillips Group is glad to have that conversation. Let's Connect.
